The Preforeclosure Sale (PFS) Program allows a mortgagor (homeowner) in default to sell his or her home and use the sales proceeds to satisfy the mortgage debt, even if the proceeds are less than the amount owed. You don't have to have missed payments to apply if in the foreseeable future you will not be able to pay your mortgage due to a hardship. One key component is, except in special circumstances, you may not move out of the home before the sale is approved. The property must be owner occupied--no &quot;walk-away&quot; or investment properties are allowed. It can take a month or so to process your application for a PFS.
